Starovice is a real estate intelligence platform that grades properties and neighborhoods across four dimensions: Flip, Lease, Hold, and Avoid.
Most real estate tools show you what a property is — square footage, bedrooms, last sale price. Starovice shows you what a property means as an investment. Is this neighborhood gaining momentum or losing it? Is transit access improving? Are employers moving in or out? What does the forward-looking signal say about where value is headed?
We aggregate data from authoritative public sources — the U.S. Census Bureau, Zillow Research, county property records, GTFS transit feeds, OpenStreetMap, and more — and layer in forward-looking economic signals extracted from news and permit filings. The result is a continuously updated intelligence layer that helps investors evaluate deals faster and with more context than any single data source provides alone.
Coverage
Starovice currently covers Allegheny County, Pennsylvania — including Pittsburgh's 90 neighborhoods, 130 municipalities, and 45 school districts. We're expanding to neighboring counties and eventually to every piece of trackable real estate on the planet.

Starovice Engine
A grading algorithm that combines property fundamentals, location intelligence, and momentum into a single A–F grade with flip/lease/hold/avoid recommendations.
